i have been living here almost 20 yrs and have watched it go down hill. Current management and staff is the worst ever. They're easy to find since they never leave the a/c office and actually view the grounds unless they have something negative. Recently read Aug 2024 newsletter and how much has been accomplished, many of those things were not accomplished by them but by other parties and were probably necessary. I was not given notice that a pet shelter was being put in...but it seems it has and unfortunately it's located next to me!!!!! My neighbor has 3 dogs and 4-6 cats, that are allowed to urinate freely on my lawn, it has become so saturated that my grass on that side is dead and I will probably be notified by them to fix it, at may expense. The odor is so bad I can't open windows on that side of my house or the back door. It's so bad vendors wonder how I can live here. NO CHOICE!!!!!!!! I called the and spoke to Arie and she told me i needed proof. sorry but i am unable to get them all together for a family photo! I don't expect anything to be done, by the way their grass is in excess of 24 inches so the animals use my mowed lawn and i have noticed often they never pick up after so be prepared should you decide to choose Carraige Cove as your final destination!

I don't live here thank the lord..I went in here an applied for a house to rent I knew my credit was bad(medical bills)but I have good rental history..so it was me wife and mother the fee is 50bux a piece. I told the lady about daughters who come back for college just for a cple weeks on break she said as long as it's not more than 30 days..I was ok with that cause they wouldn't be...well got denied and they said it was credit..so then they were like "let us talk to ur current landlord "wich was no problem I pay my rent..but she lied and never called..then that didn't work she told my wife "well ur husband said u have kids that come home for break and that the neighbors would rat me out for having my kids there.. . They used every excuse not to take us and they knew that before I gave them 150 bux for the application. My point is please whoever reads this do not ever trust this little village of liars!maybe that's y this home has been up for rent for 6 month

Myself and my family have been here for 8 years and now that Priscilla Bobe is the manager we are constantly harassed (about a car, but I found out there are residents here that are her friends and they are allowed to have trailers etc in their yards), discriminated against and our water bill has surprisingly jumped extremely high. I have reported them because what is going on is not legal. I work too hard and I refuse to be mistreated by new management because of their wrong doings and whatever personal issues they may have. My children have even been picked on by them, yet others walking their dogs don’t pick up the dogs feces on my yard and nothing is said. I confronted Priscilla one day when her and the assistant manager Quiara Arroyo were walking around my house taking pictures and I asked them why are they constantly at my home taking pictures but I never see them at the other houses, she said there are too many homes to get all of them so basically because I’m right across the street I get picked on the most. I have a piece of siding that I lost in the hurricane and the trim of my roof I’m still fighting with insurance about because it was to be fixed along with the roof. I explained all of this to them, I was even about to get rid of the car until I drove around the community and saw so many trailers etc in other yards. Harassment, discrimination, intimidation and illegally up charging for their profit is against Fair housing act policy. Some people can be intimidated but I can not be, my appearance makes other think I am uneducated and not intelligent enough to know laws but she picked on the wrong family. I also reported the cars that speed in the community and again nothing is done by management. A gentleman lost his life right in front of my house because of a car speeding through the community yet cars still speed through, my children and other children walk their dogs around here and that should be taken seriously but Priscilla is more concerned with the car in my driveway and missing siding than the safety of people walking in the community.

Carriage Cove in Sanford, FL is RAT INFESTED and FULL of SINK HOLES. I have been a resident since 2019 and recently was employed with the office for almost 1 year and witnessed a lot of UNFAIR treatment towards the residents of this community. The office paints a pretty picture with the Facebook and the common areas through website but LOOKS are deceiving. They do not care about you after you move in. If you are two weeks behind on your lot rent even though you own the house they send you to eviction and make you pay $1500 in attorney fees just to even do a payment plan. There is no peaceful enjoyment living in here. There is dictatorship . They replaced 100 water meters and did not tell owners that they have been over charged for water or that the meters weren’t working properly. If you call HR Priscilla the community manager states it doesn’t matter because it circles back to her, and her BOSS Jeff stated he is willing to go over budget this year and send everyone to court who does not comply with the violations. As residents for those who know me in the community we are gathering a petition againSum Community and are getting a lawyer. Do not suffer in silence we are stronger together and with God on our side. Quiara assistant manager and Priscilla bash residents after the leave the office and laugh at their situations. Is the main reason why I QUIT however I still leave here and REFUSE to continue to support or tolerate their abuse we have laws in favor off us. Knowledge is power stays. DO NOT MOVE here and DO NOT Sell your home through the office you get way more doing it on your own and they mess up applicants applications and favor which ones they choose. They also make changes with out giving sufficient notice. This is the worst place ever to live under sun communities!!!

My wife, son and I have been here 2 years now. It’s a wonderful community. Office staff are very Friendly. The office has many offerings. We have a pool and basketball court. If there was thing I would change is the play ground. I would update it or build a new one. I definitely would like to see some shade as the slides get very hot in the summer. They keep it up very well. I highly recommend living here.

There has been constant construction on my street for almost a month now. I have been putting up with it but now there are 2 bulldozers that have been constantly backing up for the last hour since 9am. Making so much noise it’s not even possible to try to sleep. The last MONTH this has been happening.

Lot keeps increasing but nothing is changing within the community not sure where it’s getting invested. some of the mobiles homes look like they are falling apart and The colors people are giving their houses are awful just makes it look ghetto. On my street cars are parked in the middle of the road & LETS TALK ABOUT THE SPEED BUMPS ?!!! Overall it’s a quiet & nice place to live in. We have security 24/7 Everyone is friendly ! Everything is nearby !

Great Place.Nice People.The office staff is very nice.No Complaints.
UPDATE: This place went downhill fast since Rhonda left.Office Management is horrible.Nobody does there job at all.Complaints are NEVER addressed,problems are never dealt with. I don't understand how they are getting paid when nobody is addressing complaints in the office.WORST MANAGEMENT.Cant wait to move out of here!
