Paulette is the only good thing about this place. She is very attentive and is wonderful to work with. I second this comment, she was very helpful.
I have been living here for almost 2 months, and I will be updating this review till the end of my lease. THEY DONT CARE! Nobody replies to emails, it sucks!
1. I sent them the inventory, and never heard back from management. I had to figure out if I wanted anything done, I need to update all requests. The “renovated unit” has old appliances, the previous tenant had a cat and had fur in the laundry machine, cook top, dish washer, bathroom tub - disgusting.
2. They gave us the wrong mail keys. It took over 1 week to provide the corrected ones.
3. This is NOT a gated community as their website claims, but it has been broken. It’s unsafe since anyone can access the condo. I was reading by the main pool one day, and an old drunk guy seated on my side and didn’t stop talking, when I was about to leave I asked if he lived here and he said he lives nearby but always come here! So I left, since I didn’t want to be bothered and there’s no security.
4. The main pool was closed for 3 weeks, no explanation, nothing and when you send an email to management, there’s no replies.
5. They added an amount to my lease this month due to vacant electricity: my rent started but since I was moving 15 days later I only got electricity under my name before moving. So they charged me, they have the lights on - saying that it is their policy so the tenant has an experience once they come in. So if you rent and will delay your moving ask them to turn off the lights. It might help your bill.
6. Don’t believe in the website pictures! The dog park is destroyed, as the fitness studio is (I don’t think the AC in the fitness studio works).
7. The view from the main pool is amazing! But I feel like it opens 1 week per month. I have been here for 2mo and it’s the 2nd time they close. I wish they care about the residents, it’s all about the money right? I wish I could refer this place to my friends, but it’s frustrating.
8. It is Saturday and they closed the main pool for maintenance again. No gas in the grill of the other pool . Nobody available in the office, they laughed at us when requested gas! “Another quiet day at the community”

I lived at the Delmar from May 2022 until April 2024. It was horrible. I hope that before people decide to sign a lease, they thoroughly read through my review to get a good idea of how living there will be. I moved out on April 12th and have still not received my security deposit. I call the office daily to check the status of my deposit; however, they do not pick up my calls.
1. The police presence at the property is immense (and it is needed). During my time here, I lived next to a drug dealer who continuously asked if I wanted to purchase drugs from him. He had frequent customers coming to his corner of the property several times a day and night. We had to deal with police coming to wake up crackheads on his porch, domestic issues in the apartment, and his old customers squatting in his apartment once he had left. I recommend checking out TPD's dispatch history to truly understand how often the police are on the property. It is at least three to four times a week. I once went into the leasing office to complain about a resident who was tweaking and screaming in the parking lot in the middle of the day, and Ms. Millie in the office told me it is not the property’s issue and to call the police if "I felt unsafe." This truthfully upset me because her tone was quite degrading. Additionally, my girlfriend felt truly unsafe coming to visit me with an apartment full of drug addicts next door.
2. The lack of security. I had the most beautiful apartment on the property directly in front of the water by the pier/dock. Almost every night, people who clearly did not live on the property would be on the dock sleeping and making a ruckus. They would loiter on the dock and drink there all night long. They would leave the property in a disgusting state. Additionally, the pool is beautiful, meaning lots of people like to come and take advantage of it, even if they don't live there.
3. The grounds staff does not care about their job at all. I found a massive pile of poppers by the trash cans and a huge fishing knife hidden in the dog park's grass (they don't maintain the dog park very well either). Additionally, once I was walking my dog and found a massive chunk of glass on the ground covered in blood like a crime scene. Please see the pictures tied to my review to see firsthand. Trash is everywhere in the middle of the weekend.
4. The majority of the staff here is incredibly rude, unprofessional, degrading, and unattentive. As stated earlier in my review, I have not received my security deposit after over a month of vacating. I have emailed the property’s accountant over five times and called over twenty times. I never receive an answer! This is exactly how it was when living on the property as well. Things take ages to be fixed, and there is ZERO accountability when an issue comes up.
5. The appliances and apartments are extremely old and decrepit. The website calls the property "exceptional." I completely disagree. My washer broke, and it took the maintenance crew two months to fix it. They only fixed it when I promised to remove a bad review I had left on the property. I had mold growing in my apartment; they gave me a dehumidifier and called it a day. Additionally, the dog park is horrible. It's just a pile of dirt where you might find a knife. The chairs at the pool were broken for over a year, and were just recently replaced.
This property has so much work to do if they want to call themselves "exceptional". I truly would not recommend this place to anyone. Please give me my security deposit back.
Quick Update on this about two weeks later: I have still not heard back from this property about my security deposit. I have tried calling Lurin (the company that owned the Delmar) but have not heard back from them either. I have filed a BBB claim so hopefully that gets me somewhere. It has been two months since I've moved out.
Update about 3 months after move out: I still have not received my security deposit, nor have I received any response on my BBB complaint.

Now that I have that out of the way, I can get into what went on in my short stay. I lived at The Delmar for around 1.5 months and it was far too long. There were many things that were seriously wrong with this place so here are a few.
1. When we first moved into the apartment the only way I can describe the state of it was repulsive. There was hair all over the place and the kitchen was disgusting. The cabinets smelt of old dirty trash and there was not chance of getting it out. The freezer smelt of rotten food (see attached picture). This was day one, they sent cleaners out (1 week later) after I told them, but it didn't get the smell out and the rest of the apartment was still dirty. The cleaners also just let themselves into the apartment at 7AM with no knocking. Along with this we were given 3 separate garbage cans that still had rotten food in it after complaining about how dirty each one was. The outlets in the kitchen were not functioning. The entire stay we couldn't use half of the kitchen.
2. The smoke detectors were missing in the entire apartment. This one is one of the more alarming issues since it shows how little this place cares about safety. I had to get maintenance to put them in.
3. The toilets stopped working day 1 and when maintenance came to fix it they said it happens all the time and there is nothing they can do to prevent it. Maybe get better parts? The sinks and showers also did not drain.
4. The peep hole was completely painted over and needed to be replaced in order for us to see out of it at all. This one is another safety concern as that was the only way to see who was outside the door.
5. They gave us the wrong mail keys. My mail keys did not go to our mailbox resulting in me losing medication that was delivered to me that took days to get.
6. The blinds on the sliding glass door completely fell off the window the second day. Again, no reason other than cheap parts. When they came to put them back on, they put them on backwards so when you wanted to open the door you had to try to get around them.
7. Our ac broke during our stay they did fix it but this goes to validate other reviews claims of ac units breaking often here.
8. They have propane grills that you are allowed to use. I went to make dinner and noticed the tank was empty. No big deal so I went and told the office and they said okay we will go grab a new one and meet you there. I waited over an hour before giving up. The tank was never replaced I guess maintenance just didn't care that day.
9. This is NOT a gated community as their website claims, but it has been broken since 2021. If you ask about it you will get different answers saying they are working on it, or they are taking it down. You will also be told they are working on key cards, but that is a lie.
10. The pools they rave about are always not working. The main pool was closed for weeks during our stay. When it is open its filled with people who don't live there since there is no gate to keep anyone off the property. Along with this, the main pool is dirty and dangerous, it has algae along the edges a week after being "cleaned." I cut my foot here due to broken glass that is often around the pool.
11. They will close out maintenance requests without actually doing anything. They mark it complete and continue to ignore your problems. The pest control you pay for is a joke. The people in the office said they don't take care of bees when they were building nests in holes by our balcony since the balcony was not attached completely to the wall.
These are just a few of the problems due to character limits. Nothing was resolved quickly, there is either zero communication between maintenance and the front office, or they just lie to their tenants. The front office staff (besides Paulette) is completely incompetent and will be on their phones while talking to you, or just walk away mid conversation. DO NOT MOVE HERE.

The new management is so trashy, I cannot wait to move out of here. My first two years of living here (when it was The Cove) it was amazing and they actually cared about residents. My third year here, it became Del Mar and completely went to trash really quick. If you’re looking for trashy low income living (in South Tampa) but not paying a low income rent price, Del Mar is that place. They do a great job at making you feel like a peasant when you’re paying almost $2,000 for rent. I do not recommend Del Mar apartments whatsoever, and the pool by the water has been closed 90% of 2024 so far.

Military Renters avoid renting here, they disregard all renters requests for maintenance. They’ll even put your personal safety at risk to make a profit.
E-Mails from Management. 8 buildings are inaccessible due to trees blocking roads in the apartment. Good luck getting to your buildings that are half destroyed. We will be back on Monday to start addressing any concerns. (Sent on Friday Afternoon). What a Joke.
New Email from Management. “If your outlets have water damage don’t use them, it could cause injury or a fire.” Everyone from Hurricane Helene that had severe water damage moved out over a week ago. Those apartments all have power, and you can see they have things plugged into those “water-damaged” outlets. No one has even walked those apartments, after the residents were released from their leases and told to leave their ruined belongings inside.

Unfortunately during the hurricane, all of my belongings were ruined. The apartment didn’t send out any communications prior to the storm about how to prepare, what their plans were, etc. My best friend still lives there and has had mold growing in her apartment for months and has put work orders in and nothing has been done. Since the 1st floor was practically destroyed, I’m afraid what might grow up to the 2nd floor and potentially affect her. I did enjoy living here for the first 2 months but then I realized that it was overpriced. The “valet trash” service is a joke. More often than not, they would skip my entire building, which left trash outside for critters to get into. The “amenities” are a joke. The pool is often closed and the game room is literally just a pool table. Maintenance would randomly close out maintenance requests without doing anything. I had to ask 3 times for a garbage can and was told I would get a trash violation for not putting my stuff in a garbage can when I never received one in the first place.
This place gets 2 stars because they let me break my lease after the hurricane without penalty. Additionally, when I moved in I was promised that my best friend would get a $50 credit which she never got.

I wonder if we paid them to take care of the pools then maybe they would? Oh wait, we do! The same goes for every single thing in this apartment complex. We pay for pest control, good luck trying to get it. I’ve been dealing with termites since the beginning of September and have received no assistance. I have outstanding maintenance requests FROM AUGUST (it is almost the end of September). Not to mention, when we moved in (in May) nothing on the inventory report we provided to the office was taken care of maintenance wise.
Literally any communication with your residents would be appreciated but trying to reach the office at all is a complete lost cause. AVOID THIS PLACE AT ALL COSTS!! DO NOT GIVE THEM YOUR MONEY!!
Edit: our mailroom is unlocked 24/7 because of a broken keypad. I wonder how long it’ll take to get that fixed.

My daughter is a current resident here and her apartment is infested with termites. I spoke to someone last week who promised to have this handled by Monday. The request has been marked as complete in the maintenance portal and yet nothing has been done. I have called and left numerous messages and no one calls me back. This is disgusting, unsanitary, and a health code violation. I am in the process of filing a complaint with the correct agency as well as seeking legal counsel. They do not care about their tenants or their needs. This place is a joke. None of my daughters other maintenance needs have been addressed and yet all have been marked as complete in the resident portal. If you are in the market to rent a place, do yourself a favor and skip this one. Pay the extra money for a decent place.
